In Midtown Bay’s desirable location, River Valley Green Residences sets the standard with a $4,190 psf price
Midtown Bay has recently made headlines as it tops the list of condos with a new psf-price high. This luxurious 99-year leasehold apartment, located in District 7, is part of the Guoco Midtown integrated development in the Beach Road and Bugis area. Surpassing its previous record, a one-bedroom unit on the 22nd floor measuring 484 sq ft was sold for $2.028 million on Jan 19, translating to $4,190 psf.
With a total of 219 units, Midtown Bay is one of the two residential projects within the development, the other being Midtown Modern. The entire development also features a 30-storey Grade A office tower, a business and lifestyle hub, and retail spaces, all connected to the Bugis MRT Interchange Station. Construction is currently in progress, with the residential units expected to be completed by the middle of this year.
Midtown Bay offers one-bedroom apartments starting from 409 sq ft, two-bedders from 723 sq ft, two-bedroom duplex units from 990 sq ft, and three-bedroom duplexes of 1,324 sq ft. Launched for sale in October 2019, 129 units (59%) have been taken up at an average price of $3,068 psf as of Jan 30.
Another luxury condo that has recently made headlines is Leedon Green, also achieving a new psf-price high during the period in review. On Jan 12, a 1,356 sq ft, three-bedroom unit on the 10th floor was sold by the developer for $4.71 million or $3,471 psf. This beats the previous record of $3,467 psf set last March.
Leedon Green is a freehold condo situated on Leedon Heights in prime District 10, with a convenient location just a short walk away from the Farrer Road MRT Station. The development consists of 638 units across seven blocks, with unit types ranging from one-bedders from 474 sq ft to duplex garden villas of 2,400 sq ft. All units have been sold since its launch in January 2020, with an average price of $2,753 psf.

Completed in 2007, Residences @ Evelyn consists of two 33-storey towers with a total of 208 units. Unit types include two-bedders between 1,033 sq ft and 1,141 sq ft, three-bedroom units between 1,528 sq ft and 1,539 sq ft, and four-bedders of 2,250 sq ft. The condo is an eight-minute walk to the Newton MRT Station.
