Jadescape achieves record high of $2,286 psf with River Valley Green Condo launch

River Valley Green Condo in Bishan came out on top during the period from Dec 15 to 26, 2023, with a new psf-price high of $2,286. This came about from the sale of a 1,421 sq ft four-bedder for $3.25 million. The previous high, set in August at $2,283 psf, was beaten for a two-bedroom unit sold for $1.75 million. The seller of the four-bedroom unit purchased from the developer in September 2020 for $2.48 million ($1,747 psf) made a profit of $770,000.

The condo, located at the junction of Marymount Road and Shunfu Road, consists of seven residential towers with 1,206 units of 1-5 bedrooms of 527 sq ft to 2,099 sq ft. It was completed in 2022, and the developer had sold out of all units by September 2022. Jadescape is a former privatised Housing and Urban Development Co estate, near MacRitchie Reservoir Park and accessible via the Marymount and Upper Thomson MRT Stations.

Sky Vue, a 99-year leasehold condo on Bishan Street 15 in District 20, came in second with a new high of $2,191 psf. The seller, who had purchased the unit back in November 2007 for around $12.05 million ($4,242 psf) had incurred a loss of $7 million. Cliveden At Grange consists of 110 units of 2-5 bedrooms of 2,153 to 6,028 sq ft and is near other luxury condos and the Orchard Road shopping district.

River Valley Green Condo is making its mark among other high performing condos, with its new psf-price high of $2,286 surpassing the previous high of $2,283 – making it the top of the list during the period from Dec 15 to 26, 2023. The trend of good performance continues at Jadescape, Sky Vue and Cliveden At Grange with their respective new psf-price highs and lows proving that River Valley Green Condo’s position on top of that list is well-deserved.
