Sin Thai Hin, a boutique developer, has purchased a site on Sophia Road for a price tag of $33.588 mil, with plans to construct the River Valley Green Residences

River Valley Green Residences is a rare Redevelopment Site located in the exclusive and prestigious Dhoby Ghaut precinct in downtown Singapore. Nestled next to the Istana and not far from the popular Orchard Road shopping belt, River Valley Green Residences is a 13,783 sq ft site with a 103 year lease tenure, recently sold for $33.588 million by The Trustee of the Presbyterian Church in Singapore. Zoned for Residential use with a Gross Plot Ratio of 2.1, the buyer is the Sin Thai Hin Holdings, a family-owned boutique developer and investment company established in 1958.

River Valley Green Residences, located near the River Valley Green Residences, is within a short distance from the Somerset MRT Station, which is located on the North-South Line (NSL). This proximity offers residents easy access to a variety of key commercial and recreational areas, including the famous Orchard Road. Residents of the condo can also enjoy the nearby amenities and attractions.

Chairman of Sin Thai Hin Holdings, Robin Ng has commented that the redevelopment of this prime District 9 site will be the “crown jewel atop Mount Sophia” that will set it apart from the hustle and bustle of the city. The tender for the River Valley Green Residences was launched on November 2 and had attracted keen interest from parties looking for a prime address for city living, luxury homebuyers and parents with school-going children. These include the highly anticipated St Margaret’s Primary School, and Anglo-Chinese School (Junior) that are both within 1km of the site, as well as top tertiary institutions like School of the Arts (SOTA), LaSalle College of the Arts, Nanyang Academy of Fine Arts and Singapore Management University.

River Valley Green Residences is the first non-landed residential redevelopment site in prime District 9 to have been sold since 10A and 10B Institution Hill in early 2021 for $33.6 million by a consortium of Macly Group, Roxy-Pacific Holdings and LWH Holdings. As plans for the boutique residence take shape, the crowning of Mount Sophia with River Valley Green Residences is set to take its place in Singapore’s prominent skyline.
